HSH has a duty to you, the buyer, and only you. Unlike many Real Estate Brokers, HSH has no conflict of interest between the buyer and the seller. HSH will look at ALL listings, unlike many Agencies that are biased to push their particular listing on the buyer.

HSH will make sure you find the home suitable to you not the Agency or Seller. HSH will negotiate and corroborate on your behalf at every step of the way to ensure that your needs and interests are always met. HSH is your own personal advocate with no additional cost to you.

HSH charges LESS commission than a standard real estate broker. Most Brokers charge a 3% commission on the selling price. HSH only takes 2.5% and gives .5% back to you either as a cash refund or takes it off the final selling price.   • To start, a free consultation meeting is set up with each prospective buyer. The purpose is to assess the buyer's objectives, needs and interests and our ability to meet them. We also discuss the home buying process, disclose the services to be provided, explain the buyer's rights and possible obstacles. From there we can decide to formalize our relationship.
  • We search all properties, listed and unlisted. We cover the entire Santa Fe area. We have no allegiance to any seller, so we search to find the property that best fits the buyer's wants, needs, and objectives for living in Santa Fe.
  • When a match is found, we research the property, seller, and neighborhood. The data is studied to assess the value of the property, or to uncover problem areas, or reasons not to buy. The assessment is designed to protect buyers and ensure that they gain the largest investment potential based on needs and interests.
  • We negotiate in favor of the buyer. When the buyer decides to proceed, we counsel the buyer in drawing up an Offer to Purchase which contains terms, conditions, and contingencies beneficial to the buyer. In every step of the buying process, we put the interest of the buyer first - even before our own.
  • Negotiating the cost and terms of sale, we continually counsel the buyer with the idea of getting the best possible terms. Our goal is to help form a well informed buyer who is empowered to make sound decisions in purchasing real estate.
  • After an offer is accepted by the seller, inspections are conducted by certified, experienced inspectors. Here again the buyer broker provides advice on the results of the inspections. Items requiring attention are identified by the buyer and the broker.
  • Money back in your pocket. Our fee is included in the purchase price buyers agree to pay. However, unlike most Brokers, Home Sweet Home gives .5% of our commission back as a refund or a deduction from the final selling cost.
